Interview with Jimmy Lam, Technical Director

Q1. Can you share your journey into the field of digital transformation and what inspired you to focus on technology in engineering and construction?

My inspiration stemmed from witnessing how technology can address real-world challenges that impact people’s daily lives. I was surprised to see that the construction and infrastructure sectors were relatively slow to embrace digital innovations compared to others. This gap revealed a significant opportunity for meaningful change. While managing projects like smart mobility and FinTech in my past work experience, I realised that digital transformation is not just about technology; it’s about creating sustainable and efficient ecosystems that benefit all stakeholders. This understanding has shaped my focus on building partnerships that deliver tangible value to both the industry and society.

Q2. As the Technical Director for the Digital Technology Team, what are your primary responsibilities at AIS, and how do they align with the company’s goals?

My primary responsibility at AIS is to bridge the gap between cutting-edge technology and engineering consultancy. I lead our team’s strategic technology initiatives, from feasibility studies to full-scale implementations, ensuring that each project delivers measurable value to our clients while advancing Hong Kong’s smart city ambitions. My role focuses on three key areas:

  • Leading complex consultancy projects that leverage advanced digital technologies.
  • Fostering collaboration within Hong Kong’s innovation ecosystem to drive industry-wide transformation.
  • Enhancing our team’s capabilities to keep pace with emerging technologies.

This role aligns perfectly with AIS’ overarching goals of delivering innovative infrastructure solutions. AIS serves not only as a consultant but also as a catalyst for transformation, creating environments where advanced technology adoption enhances safety, efficiency, and sustainability.

Q3. What challenges do you face when advising clients on digital transformation, and how do you foster collaboration among technical teams, government stakeholders, and industry partners?

The main challenge is the mindset shift required for digital transformation. Many clients, particularly in traditional industries like construction, perceive technology as a ‘risk’ rather than an ‘opportunity,’ often fearing disruptions to established workflows. To address this, I prioritise demonstrating tangible value through pilot implementations and proof-of-concept projects. For instance, in a recent collaboration with a government bureau, we deployed advanced analytics that showcased measurable improvements without necessitating significant changes to the existing system architecture.

Fostering collaboration involves recognising that each stakeholder has unique priorities and constraints. I focus on establishing shared objectives and ensuring transparent communication throughout the project lifecycle. Regular meetings, demonstrations, and an agile approach help build trust and momentum. The key lies in creating win-win situations where all parties can clearly see the benefits of embracing digital transformation.

Q4. Can you share an example of a successful project you’ve managed that showcases the impact of digitalisation within the industry?

I’ve worked on a SmartEye project, which perfectly demonstrates the transformative impact of digitalisation.

This initiative utilises advanced 4D LiDAR technology for comprehensive site quality monitoring and management, supporting a wide range of project types, from site formation to complex building construction and showcasing the versatility of intelligent monitoring.

What made this project remarkable was not only the sophisticated technology stack, including:

  • 5G bonding
  • High-quality point-cloud stitching
  • Intelligent dashboards
  • IoT integration
  • Video analytics
  • LLM chatbot capabilities

…but how it fundamentally transformed site management practices.

Previously, quality monitoring relied heavily on manual inspections and periodic assessments. SmartEye now offers real-time, comprehensive site analysis, enabling proactive quality control and significantly improving project delivery.

Collaboration was crucial. We worked closely with trial site teams across eight locations, including RSS, main contractors, and technology vendors, to deliver an integrated solution addressing real operational challenges. The result was a win-win:

  • Project managers gained unprecedented site visibility.
  • Technology partners established proven applications.
  • The construction industry benefited from enhanced quality assurance.

This project demonstrated that successful digitalisation requires long-lasting partnerships within the construction ecosystem to deliver measurable value.

Q5. How do you evaluate the practicability and business benefits of new technologies for clients, and what criteria do you consider most critical?

In my experience delivering innovative digital solutions, I evaluate new technologies based on three critical criteria: technical feasibility, business impact, and ecosystem readiness.

Technical feasibility involves assessing whether the technology can reliably perform in its intended environment. For example, when evaluating a patrol robot for tunnel service galleries, we conducted scenario-based tests to ensure it could navigate unique challenges effectively.

Business impact goes beyond simple cost-benefit analysis. I consider:

  • Alignment with the client’s strategic objectives.
  • Fit with operational workflows and long-term goals.
  • Skillset requirements for adoption.

Ecosystem readiness is equally vital. I assess:

  • Integration capability with existing systems.
  • Availability of reliable support partnerships.

I also prioritise scalability and future-proofing. Technologies that can evolve with changing requirements and create platform effects across multiple use cases typically offer superior long-term value. This holistic evaluation approach ensures that our recommendations drive meaningful transformation rather than mere deployment for its own sake.

Q6. How do you foster innovation and creativity within your team to achieve transformative project success?

Innovation thrives when teams feel empowered to explore and learn from both successes and failures. To foster this environment, I encourage cross-disciplinary collaboration and provide platforms for knowledge sharing. Our team, composed of both young and experienced professionals from diverse disciplines, sparks creativity.

I promote a mindset that views challenges as opportunities. When we encounter technical obstacles, we ask ourselves:

“How can this constraint become a competitive advantage?”

For example, while exploring a digitalisation project with the Geotechnical Engineering Office of CEDD, our team had limited knowledge of concepts like soil nail design, LPM, and borehole analysis. Instead of shying away from this challenge, we embraced it as a learning opportunity. We collaborated with in-house experts and technology startups to enhance our capabilities while delivering value. I also invest in continuous learning by facilitating opportunities such as attending events and conferences, as well as bringing in external experts for knowledge transfer sessions.

Q7. With your extensive professional qualifications, how do you balance continuous learning with leading high-stakes technology implementations?

Balancing continuous learning with project leadership requires strategic integration. I view each qualification I pursue, from Chartered Engineer to Certified ESG Planner, as a means to enhance my competence and deliver better project outcomes. This approach benefits both my personal development and client deliverables.

The key lies in selecting learning opportunities that closely align with my project portfolio. I also leverage project experiences as valuable learning moments, gaining insights into technology trends, regulatory frameworks, and stakeholder management. Each complex project serves as an opportunity to apply new knowledge while building expertise for future challenges. Time management is crucial in this balance. I allocate specific periods for professional development while ensuring that project responsibilities remain the priority. This mindset of continuous improvement enhances my project leadership by keeping me aligned with industry trends and emerging solutions that can benefit our clients.

Q8. With over 20 years of experience across ConTech, PropTech, Mobility Tech, FinTech, and Sustainability, how do you see these diverse domains converging in today’s construction landscape?

The convergence is both fascinating and accelerating, creating unprecedented opportunities for integrated solutions. For instance, the frameworks I helped develop for a fintech initiative before are now informing how we handle interoperability in construction data platforms. Cybersecurity practices from financial services enhance our approach to protecting critical engineering data, such as lab test results. Additionally, innovations in PropTech, like smart building systems, are merging with ConTech to create fully integrated workflows and digital twin platforms that enable comprehensive building lifecycle management, fostering continuous data ecosystems for performance optimisation.

This convergence necessitates professionals who can think beyond traditional industry silos. The future lies in integrated solutions that leverage the best from each domain. However, delivering these holistic solutions requires collaboration beyond our organisation. Success depends heavily on building partnerships across these diverse ecosystems to create win-win situations that benefit everyone involved.

Q9. Looking ahead, what are your personal goals in the realm of digital transformation?

My primary goal is to support AIS in becoming a leading benchmark for construction consultancy by embracing innovation and technology as key differentiators. I aim to revolutionise the construction industry so that digital transformation becomes the natural choice rather than an additional effort.

Specifically, I want to scale the integrated technology approaches we’ve piloted, such as:

  • An AI-powered public works governance system that could reshape how governments manage infrastructure investments.
  • Digital twin methodologies that could become standard practice for complex infrastructure projects across Asia.

I’m also passionate about nurturing the next generation of digital transformation leaders. Through mentoring and knowledge transfer initiatives, I want to ensure that the necessary mindset and skill set for this field continue to evolve and strengthen. Personally, I aspire to contribute to major infrastructure projects that demonstrate how thoughtful technology integration can address significant challenges like safety, efficiency, and sustainability.

Q10. Outside of your professional interests, what hobbies or activities do you engage in that help you maintain a balance while working in such a fast-changing field?

Photography is one of my passions. Capturing the perfect shot requires patience, attention to detail, and creativity — skills that I apply in complex technology projects. Whether documenting Hong Kong’s urban landscape or capturing precious family moments, I engage my analytical and creative muscles in a different context.

I also enjoy running for both physical exercise and mental clarity. I participate in the Standard Chartered Marathon every year, and last year I completed my first half marathon. Some of my best ideas come during quiet moments on the run, away from the constant connectivity of urban life.

Travel inspires me as well. Observing how cities like Singapore, Shanghai, and Tokyo tackle infrastructure challenges and urban planning broadens my perspective and helps me return to work with fresh ideas. Most importantly, I value quality time with my family. These moments together help me maintain perspective and stay grounded; they remind me of what truly matters and provide the energy I need for professional challenges.

I aim to contribute to the revolution of the construction industry, making digital transformation a natural choice rather than an additional effort.”
