Project Description

Located in South Beach Tower, the objective of the project was to consolidate the Client’s insurance business into a new Financial Advisory (FA) office. The new FA office was designed with high-end client facing areas for financial advisors to host prospective client meetings and organise client events and seminars. In addition, a new Customer Service Centre was built to serve customers and provide office and training workspaces for financial advisors in a wide variety of work settings.

Our Role

AIS-Hill and Asia Infrastructure Solutions (AIS) provided project and programme management and cost management services for this project.

Outcomes & Benefits

The design of the new office was extremely well received as it showcased the Client’s progressive workplace design aimed at elevating the staff and customer experience while optimising the use of space in accordance with global design standards.

Based on the Client’s engineering standards for enhanced indoor air quality, an extensive investigation into the base building’s existing ventilation system was done by the project team to ascertain the availability of additional ventilation to be provided by the base building. This exercise concluded with successfully obtaining the landlord’s concern to increase the available Fresh Air supply from the base building, which obviated the need for the procurement of additional ventilation infrastructure, resulting in significant capital cost savings

A key tool, Holobuilder, was used to monitor the construction progress and implementation of appropriate health & safety measures onsite during the construction phase while preventing unnecessary risk of exposure to COVID-19. Work restriction resulting from COVID-19 restrictions posed potential risks of delays, hence to mitigate the impact of these risks, the contractors and consultants worked collaboratively to develop detailed phased working schedules and segregated access routes.

Sustainability was a key success story for this project. The project team placed a heavy focus on construction waste reduction, which was achieved by re-using almost the entire existing fit-out structures, M&E systems and furniture inherited from an outgoing tenant, thereby reducing the amount of new furniture procured to just 25% of the total required. Where new furniture was required, this furniture was sourced almost entirely from within the APAC region to reduce carbon footprint.

The design of this office successfully met Singapore’s Green Mark standards for sustainability.
