Key features of the Art Park, West Kowloon Cultural District include arts and cultural venues (Freespace, with a Black Box theatre), retail dining and entertainment facilities, ancillary buildings, cultural boulevard, waterfront promenade, and lawns of different sizes designated within the park as leisure green opens and potential event venues.

Asia Infrastructure Solutions Limited provided civil, structural, geotechnical, building services, and BEAM Plus services for the concept, schematic, detailed design, tender and construction supervision stages of this project.

About the Project

The development comprises a Park, Retail Dining and Entertainment Facilities, Freespace (a 2-storey Black Box Theatre accommodating 450 people seated or 1,000  standing and an Outdoor Stage), cultural boulevard (provides a meandered pathway with shaded trees and shelters providing linkage among various facilities), waterfront promenade (a continuous 270 degrees harbour-front view), double edge (organic shaped element which allows the provision of shaded seating and viewing platform at different levels and which introduces topographical changes within the Park) and provision of all infrastructure (roads, drainage, sewerage, water, electricity, telecoms) necessary to support the Park and associated facilities. Our scope also included a 3-storey underground car park in the form of a basement structure accommodating 200 nos. car parking spaces beneath the M+ Interfacing Park and the 2500m2 waterfront promenade in front of the M+ Museum and abutting existing seawall with a complicated network of underground infrastructure, utilities and services.

Our Role

The services that AIS provided include concept, schematic, detail designs, tender documentation and construction supervision for all Structural, Civil, Geotechnical, Building Services, Structural Surveying, Façade, Environmental, Sustainable Design, Green Building, BEAM Plus, Traffic and Marine.

Key Challenges

One of the key challenges was the significant depth of rock in the area which required cost-effective foundation solutions.

Best Practices

The advantage was taken of the relatively stiff nature of the ageing reclamation. Stringent plate load tests were carried out to validate the bearing capacity enabling the use of shallow foundations in lieu of the lengthy pre-bored H piles, thereby saving millions of dollars. The structural design of the theatre had to accommodate very strict acoustic requirements dictating special double wall construction and box-in-box techniques. The design was documented using BIM Revit software. Separate models for Structure, Building Services and Civil works were completed. The Structural and Architectural models were first aligned with each other and then all the engineering models were combined through AIS’ BIM Manager to analyse and remove clashes.
