The Project
The project comprises a Grade A super high-rise mixed-use development in Almaty, Kazakhstan.
The Role
The BIM Manager audits and verifies the EPC contractor’s models and BIM processes on behalf of the Employer, working under the Senior Design Manager — Architecture and alongside the Design Managers and the Document Controller / EDMS Manager. Design responsibility rests with the EPC contractor; the BIM Manager’s job is assurance — confirming that models meet the contracted level of development at each stage, that clash detection across structure, architecture, HVAC, plumbing, fire protection, electrical, ICT and vertical transportation is genuinely performed and documented, and that no construction documentation is released without a demonstrated clash-free status.
In addition to standard model review and coordination responsibilities, the role carries a digital twin readiness mandate, meaning the BIM model, associated data structures and asset information are to be reviewed to support future handover into a digital twin platform for long-term facility operations.
Key Responsibilities
Model assurance and coordination
- Review and audit the EPC contractor’s BIM models at each design stage against the contracted level of development (LOD100 through LOD400 for the relevant packages) and the Employer’s Requirements.
- Verify the contractor’s multidisciplinary clash detection process and outputs, chair or attend clash-resolution reviews, and confirm documented clash-free status before construction documentation is released.
- Review the 4D BIM construction sequencing model and its alignment with the works programme.
- Establish the Employer-side BIM review procedures, model exchange protocols and federation approach, coordinated with the project EDMS / common data environment and ISO 19650 practice.
- Manage model version control, review comments and resubmission tracking through the design collaboration platform.
Standards, reporting and handover
- Review and comment on the contractor’s BIM execution plan and monitor compliance through the project.
- Verify native model deliverables and formats, including structural and geotechnical analysis models and drawing files, as required by the contract deliverable schedules.
- Support the design managers, construction managers and cost team in extracting reliable information from the models, including quantity take-off checks.
- Report monthly on BIM compliance, clash status and model quality as part of the design section of the Employer’s report.
- Manage the BIM aspects of handover, including as-built model requirements.
